Are For Sale signs permitted?
One lawn sign is permitted on the King Street side of the building.
Are realtor lock boxes permitted?
Lock boxes are not permitted. Lock boxes installed anywhere on the property, without authorization, will be removed immediately (without notification) and brought to the management office.
Are there any pet restrictions?
DOG ETIQUETTE:
Dogs must be kept on a leash both outdoors (as required by city bylaw) and inside the building’s common areas. Please walk your dog off the property to do its business and be sure to “stoop and scoop.” Also check behind you when walking through the building in case of accidents. Pets are NOT permitted to be left alone on the balconies. Pee pads/litter boxes are not permitted on your balcony, including the ground floor. Allowing your pet to urine or defecate on your balcony is strictly prohibited. Be sure to always keep your balcony neat and tidy.
Owners, landlords and residents are to be aware of the Declaration, Bylaws and Rules and follow them accordingly.
As noted in the Declaration, Article IV, Section 1.i). No animal, livestock, or fowl of any kind other than a pet ( not exceeding twenty ( 20) pounds in weight), being one ( 1 ) dog or one ( 1 ) cat or caged birds ( except for pigeons) or tropical fish or one ( 1) small caged animal usually considered to be a pet shall be kept or allowed in any Unit.
No animal which is deemed by the Board, in its absolute discretion, to be a nuisance shall be kept by any Owner in any Unit. Such Owner shall, within two ( 2) weeks of receipt of written notice from the Board requesting removal of such animal., permanently remove such animal from the Property. No breeding of animals for sale shall be carried on, in or around any Unit.
Are there any occupancy restrictions?
There may only be one resident per bedroom if the residents are post-secondary students.
Are there any leasing restrictions?
Leases must be for a minimum of one (1) year. No short-term or transient rights of occupancy (e.g. leases, sub-leases, or licenses), including those offered through services like Airbnb.
The owner must provide the Corporation the names, telephone and email address for all tenants residing in the unit along with a copy of the Lease Agreement.
What are the parking rules for residents?
Residents are limited to parking in the one (1) numbered space assigned to their unit. There are no other parking spaces on site available for lease or purchase. If there is more than one vehicle per unit arrangements must be made for it to be parked off site.
What are the parking rules for visitors?
Visitor Parking (marked with ‘V’). Only bonafide guests of a resident may park in visitor parking. Residents are not permitted to park their vehicle in visitor parking at any time.
Visitor parking spaces are strictly enforced. Each unit is given a unique code which is used to report vehicles parked in visitor parking spaces to the parking control contractor by phone or email. Each unit may use their code a maximum of three (3) consecutive nights or three (3) times per week.
Vehicles parked in a designated visitors parking spot without registering their vehicle or illegally parked on WNCC196 private property i.e. roadways, sidewalks, designated snow dump zones, on curbs and fire routes, will be ticketed and/or towed at the owner’s expense.
Snow Dumps Zones – December 1 to April 1 Please be advised that the snow dump zones will be in effect as of midnight on December 1, as per parking lot signage. Any vehicles parked in the snow dump zones on December 1, up to and including April 1, will be ticketed and/or towed from the parking lot at the owner’s expense.
Are there restrictions regarding changes to the common elements?
All changes to common elements must be approved by the Board of Directors prior to any work commencing.
Is there sub-metering of utilities?
Hydro (electricity) is sub-metered by Clean Cut Energy. Water is included and paid for by the Corporation. Please encourage tenants/residents to be conscious of water consumption.
Are there any unusual maintenance items?
All interior unit repairs, maintenance and replacements are an owner’s responsibility including but not limited to AC/HVAC cleaning and filter replacements, water shut off valves in unit, plumbing, window screen, etc. Owners are responsible for the repair and maintenance of the fireplaces and annual inspection. Owners and residents are to be aware of the Declaration, Bylaws, Rules & Policies and follow them accordingly and maintain community continuity.
Are there any bulk utilities included in the common expenses?
Yes. Water is included in the common expenses.
Is there private waste pickup?
Regular household waste is to be disposed of using the garbage chute on each floor and is collected by a private contractor. City of Kitchener recycling carts are available for resident use on site at the exterior of the building.

Are there any amenities?
Yes. There is a party room. There are common laundry rooms on each floor of the building.
Are there any smoking or cannabis restrictions?
Smoking is not permitted anywhere within the building or in any enclosed common areas or exclusive use areas. It is permitted in the interior of the unit but not on balconies or in the parking lot. If it becomes a nuisance to another unit occupant, the Board will take steps to address the issue. Cannabis smoking is prohibited in any common areas or exclusive use areas of the condo.
Is there any other important information to know?
Satellite dishes are not permitted.
Window air conditioning units are not permitted.
Window coverings must be white or off-white.
